Leaf season checklist: keeping uphill water away from an Ellicott City garage slab before winter

September 12, 2026

On a hillside lot, the garage is usually the low point. Fall is when the paths that carry water past it get buried in leaves, and it is also the last stretch of reliable coating weather.

Why uphill water is the Ellicott City problem

Ellicott City is built on grades that run down toward the Tiber and the Patapsco, and a garage on one of those lots is frequently the lowest point on the property. Whatever falls on the roof, the driveway and the yard above the house has to get past the slab, and it will use whichever path is open. Through the fall that path narrows: leaves pack into gutters, plug downspout elbows, and form a dam across the low edge of a driveway.

There is plenty of water to move. The 1991-2020 normals at BWI put September at 4.44 inches of precipitation against a 45.00 inch annual normal spread over 121.3 days with measurable precipitation. That is the volume a hillside garage handles every year, and a coating does not change where it goes. The mechanism is covered at water finds the floor.

The fall walk-around, before the leaves drop

A twenty-minute inspection. Do it once in early fall and again after the trees are bare, and mark any entry point with chalk during the next hard rain.

  • Clear the gutters above the garage, then confirm each downspout actually discharges. One that ends at the foundation is worse than none, because it concentrates roof water in a single spot.
  • Extend every discharge point well past the slab and aim it downhill. Splash blocks that shifted an inch over the summer send water back toward the apron.
  • Stand at the garage door and look at the last few feet of driveway. The grade should fall away from the opening; a puddle there after rain means the slab is collecting, not shedding.
  • Check the joint where the driveway apron meets the garage slab. An open crack at that seam is a direct route for water to travel under a coating rather than over it.
  • Look along the base of the walls and the control joints for white crust. Efflorescence is salt left by water moving through the concrete, meaning moisture arrives from below or behind.

Roof water is the volume nobody counts

Homeowners focus on the driveway because that is the surface they watch get wet. The larger contributor is usually the roof, which collects across its whole footprint and releases through a handful of small openings. Pack two of those with oak and maple litter and the rest of the roof still drains, just not where it was designed to.

Water that overtops a gutter lands in a narrow strip along the foundation, soaks into slow-draining clay, then works laterally toward the lowest opening in the slab edge. That is why a floor can stay dry for months and then show a dark band along one wall after a single October storm.

Grading, the apron, and the last ten feet

Regrading a whole yard is rarely necessary. The last ten feet before the garage door carries most of the risk: a low shoulder built up along the driveway edge, a shallow swale cut to intercept sheet flow before the apron, or a sunken apron section reset so it no longer pitches inward.

Sealing the apron-to-slab joint matters too, but only after the water has somewhere else to go. Caulking it while runoff still arrives at the door traps moisture under the slab instead of keeping it out.

Why the coating window is closing, not closed

Fall is also when the weather stops cooperating. Most epoxy systems want roughly 50 to 85 degrees F with the slab held above the dew point, and the BWI normals show how fast that gets harder: normal monthly maximum temperatures fall from 68.3 degrees F in October to 57.3 in November and 47.5 in December. The 50 percent probability date for the first fall freeze is October 31.

The dew point spread narrows first, and unevenly through the day. On a normal October 15 at BWI, the 2:00 to 3:00 p.m. hour runs 66.6 degrees F against a 47.7 degree dew point, a comfortable 18.9 degree spread. At 6:00 a.m. the same day it is 50.5 with a dew point of 46.7, under four degrees apart. A slab that sat near the morning number all night can be at or below dew point when work would otherwise start. Polyaspartic topcoats widen the cold end, which is why later-season jobs lean on them. The month-by-month figures sit on the Ellicott City epoxy by the numbers page, and timing for a garage floor coating follows them.

Fixing drainage first, then coating, is the order that works. The reverse puts a fresh film over a slab that is about to take on winter water.

If the slab is already taking on water

Drainage work outside does not by itself qualify a slab for coating. ASTM F2170 uses in-situ relative humidity probes set into the slab, with limits commonly in the 75 to 80 percent range depending on the product; ASTM F1869 uses calcium chloride to measure emission in pounds per 1,000 square feet per 24 hours, with a common limit near 3 pounds. Readings taken after the runoff is diverted describe the slab as it will actually live.

The readings then drive prep. ICRI Technical Guideline 310.2R sets the CSP 1-10 scale for surface profile, with diamond grinding typically landing at CSP 1-3 and shot blasting at CSP 3-7, and the profile has to match the primer chosen for those numbers. That sequence separates a concrete coating company that looks at drainage before it looks at color from one quoting a square footage over the phone. See concrete grinding and surface prep for the prep step and what drives the price for what moves a quote.

Quick Answers

Does clearing gutters really change what happens inside the garage?

On a hillside lot it often changes more than anything done to the floor itself. Roof water released in the wrong place soaks the ground right against the foundation, and that moisture arrives at the slab edge days later. Clearing gutters and extending downspouts past the slab removes the largest single input before any coating decision is made.

Is it too late to coat a garage floor in Ellicott City once leaves are down?

Not automatically. The constraint is slab temperature and dew point rather than the calendar. Normal monthly maximum temperatures at BWI hold at 68.3 degrees F in October before dropping to 57.3 in November, and the 50 percent first-freeze date is October 31, so mid-fall still has workable days. Late-season jobs lean on polyaspartic topcoats, which tolerate the cold end better than standard epoxy.

The floor is only damp near the door. Does the whole slab need attention?

Damp at the door usually points to grading and the apron joint rather than the slab as a whole, but moisture testing still covers the full area. A slab can pass near the door and fail at the back wall where hillside water arrives from behind. Testing follows the ASTM F2170 or F1869 sampling pattern across the floor, not only at the visible wet spot.
